Security Deposit: ₹2,00,000 to be deposited with application (adjustable towards 1st instalment).

Payment Schedule (Phase-I)

Security Deposit (EMD): ₹2,00,000 – To be deposited along with application form. Adjusted towards 1st Instalment.
1st Instalment (Booking Amount): 10% of cost – Within 30 days from date of intimation (10% of cost less 2.00 lakhs).
2nd Instalment: 20% of cost – Within 2 months of execution of Agreement to Sale.
3rd Instalment: 30% of cost – Within 4 months of execution of Agreement to Sale.
4th Instalment: 40% of cost – Within 6 months of execution of Agreement to Sale.
Possession: Physical possession within one month of final payment.

Lottery & Allotment Process

Mode: Fair and transparent lottery process in two stages – (i) Selection of prospective allottees, (ii) Assigning of particular asset.
Floor Range Preferences: Type-A (2BHK+Study): 1st-4th, 5th-8th, 9th-12th floors; Type-B (2BHK): Ground-3rd, 4th-8th, 9th-12th floors.
Result: To be Published on BDA website (www.bda.gov.in) and displayed on BDA Notice Board after PAC approval.
Agreement for Sale: To be executed with the allottee specifying all terms and conditions.

Refund / Withdrawal / Cancellation

Unsuccessful Applicant: Security Deposit (EMD) refunded without interest within 60 days from PAC approval.
Success but fails to pay Booking Amount: Candidature cancelled; EMD refunded after deducting 10% of EMD within 45 days.
After Booking Amount payment but fails to execute Agreement: Candidature cancelled; Booking Amount refunded after deducting 20% of EMD within 45 days.
After Agreement execution (allottee-initiated cancellation): Booking Amount (1st Instalment) forfeited; balance refunded within 45 days without interest.
